Building for Douala's climate: heat, humidity and heavy rain
Coastal Cameroon asks a lot of a building. Here is how design and construction choices made early determine how a structure performs for decades.

Douala's climate is one of the most demanding environments a building can face: high humidity all year, intense heat, and some of the heaviest rainfall in the world during the wet season. Buildings that ignore these conditions age quickly. Buildings designed for them perform for generations.
Water is the first design question
Most premature building failures we see begin with water — rising damp, roof leaks, poorly drained foundations. Good practice starts with the site:
- Grade the site away from the building so stormwater never pools against foundations.
- Size gutters and downpipes for peak intensity, not average rainfall.
- Protect foundations with appropriate damp-proofing and drainage layers.
Ventilation over air-conditioning
Cross-ventilation, generous roof overhangs and shaded façades reduce heat gain before any mechanical system is involved. This lowers running costs and improves comfort, especially during power interruptions.
Materials that tolerate humidity
Concrete cover to reinforcement, the quality of curing, and the choice of finishes all matter more in a humid coastal environment. Corrosion of reinforcement is slow, silent and expensive to repair.
The cheapest time to solve a durability problem is before the first foundation is poured.
Plan for maintenance
Every building needs maintenance. Designing for access — to roofs, gutters, drainage and services — makes that maintenance realistic rather than theoretical.
